Getting Started
Why should I list my land with Outdoor Access?
Whether you saved for years in order to finally purchase it or it has been in your family for generations, your land is likely your most precious asset. But it can also be a costly one. Outdoor Access wants to help you protect your land and earn income from it, without handcuffing you into a long-term lease that minimizes your options.
How do I get started with listing my land?
Outdoor Access has a team of independent representatives who will be happy to assist you with getting your property listed. Whether it's offering drone photos to better showcase the property or just helping you understand the best way to price the property to achieve your financial objectives, our highly professional independent representatives will be happy to assist you.
How will I know who is on my land?
Outdoor Access not only utilizes background checks and cutting-edge technology to screen members, it also provides a platform with an easy check-in/check-out system that keeps landowners up-to-date on the status of members while they're on your land.
What about insurance for landowners?
Outdoor Access provides a comprehensive insurance policy for all landowners that covers and protects all parties involved. Insurance coverage provides up to $3,000,000 in liability and property damage protection.
How much should I charge and does it cost me anything?
The pricing is totally at your discretion. Rates usually range from $50 to $250 per day. You can vary the rate whenever and however you see fit based on different times of the year, different types of activities, etc. There are no up-front costs to list your land. Outdoor Access charges a modest fee of reservation revenue based upon how involved OA is in listing development and management.
Managing Your Listing
What does it cost to list my property, and how do I get paid for my bookings?
There are no upfront fees to list your property with Outdoor Access! We only earn money when you do. Once your property is leased, payment will be sent via ACH or check in the month following the lease start date.
What control do I have over my property once it's listed?
You maintain complete control of your land. As an Outdoor Access landowner, you retain the ability to set your own pricing, availability, and activities, and to edit or deactivate your listing at any time.
Do I need to set rules or hunting hours for my property?
Outdoor Access members must comply with all local, state, and federal hunting laws. Typical hunting hours are from half an hour before sunrise to half an hour after sunset. Additionally, all members must adhere to any property-specific rules established by Outdoor Access or the landowner, detailed in the Property Rules section of the listing page.
How does Outdoor Access screen its members?
All Outdoor Access members must pass both a state and federal background check. Each member is carefully reviewed and approved before they step onto your land.
What if I need to cancel a booking, or a member does not show up for a reservation?
If you need to cancel a reservation due to a land-use conflict, contact Outdoor Access Support as soon as possible. If a member does not show up, no action is required on your part. The member is charged immediately upon booking, and reservations can only be canceled in accordance with the cancellation policy.
Are there minimum listing requirements for me to enroll my land?
There are no minimum listing requirements. However, successful listings begin with a fair and accurate description of the property. You should clearly define the activities, determine the property's availability, and decide on minimum pricing requirements.
Can I create my own listing, or does Outdoor Access have to build it?
Completely up to you! You can create your own listing online, or call the Landowner team at 804-404-8664 to have it created for you.
Does Outdoor Access provide insurance, with me as the named insured, while members are on the property?
Yes. Active listings carry comprehensive liability and property damage insurance up to $3 million while members and their guests are on your property.
Are minor children permitted to accompany adults on my property?
Landowners are encouraged to support family outdoor activities by allowing members to bring children (aged 17 and younger) at no cost. Insurance policies cover the children and their actions when under the direct supervision of an accompanying adult.
How can I change my listing once it's active?
If Outdoor Access manages your listing, you can make changes by contacting them by phone at 804-404-8664 or by email. If you manage your own listing, you can make changes directly through the My Listings section of your account.
I'd like to know when members are going to be visiting my property. How can I find out?
Landowners receive notifications via text and/or email each time a member books their property. The reservation confirmation includes the reservation dates and the member's contact information. You can also view upcoming reservations by logging into your landowner account and navigating to the My Bookings section.
